PROJECT
DESCRIPTION
City Villa is a 22.26
acre high density development in the
City of Bremerton, WA. Smart
Growth principles will be implemented to meet the requirements of the
zoning code for the land in this section of the city. The project can
have a maximum of 330 residential units and 80,000 square feet of
commercial space. The residential units will
include condominiums and apartments in several buildings, brownstone
style row houses, and a small number of single family detached homes.
The commercial space will be in seven buildings in the center of the
neighborhood; each building will have a 6,000 SF footprint. Retail
and restaurants will be on the ground floor facing the main street,
with offices on the second floor. Urban condos are planned for the 3rd
and possible 4th floors.
CURRENT PROJECT STATUS
City Villa is within
the
Wheaton Riddell District Center of Bremerton. The entire district
encompasses 106 acres, is crossed by Wheaton Way, and bound by Riddell
Road on the northern edge. Please see the

regarding City Villa. The City of Bremerton and Washington State
Department of Transportation plan on placing a new stop light on
Wheaton Way in the middle of the district. City Villa is within the
residential portion of the district and is on the western edge. The
main commercial street of City Villa will align with the new stop
light on Wheaton Way.
The land for City
Villa is currently zoned R-10 (ten units/acre). In exchange for
Eberharter Architect’s leading the design process for a district-wide
schematic master plan, we will be allowed to write our own zoning code
for City Villa, including commercial and residential zoning with
increased density to R-15. The plat design of City Villa is nearing
completion and will be submitted to the City Council for approval in
mid summer. Plat approval is expected in late summer. Once approved,
we can submit building plans for construction.
CONSTRUCTION PHASES
Construction will
occur in
6 phases over a 5 year period, starting next year. Phase one
will be in two parts, 1A and 1B. Phase 1A will be 2 acres in size and
contain 21 condominiums in one building and 39 apartments in a second
building. Construction will start in early to mid 2008 and take
approximately 18 months. Phase 1B will start construction 4 months after the start of
phase 1A. Thereafter, phases will be started in 9 month intervals.
